Transaction Coordinating Services

We tailor our services to best fit your needs, so use the outline below as a guide to show you what we can do for you. If you see a service not listed, don't be afraid to reach out to see if it's something that we can provide for you!  

  • Review Listing Agreement and/or Contract for Completeness

  • Send Introduction, Contractual Dates, and Copy of Contract to Client, Cooperating Agent, and Lender

  • Open Escrow and Provide Client Info, Contract, and Initial Terms to the Escrow Officer

  • Assist Escrow Officer with Obtaining Payoff Information, HOA Documents, and/or Opening Package from Client

  • Order and Distribute NHD Report and Home Warranty Plan

  • Review the Preliminary Title Report for any Red Flags

  • Work with Sellers to Complete Disclosure Package & Obtain Buyer Signatures on all Documents

  • Coordinate Solar Transfer and Check for Compliance with Point of Sale Requirements, if Applicable

  • Keep Track of Contractual Actions & Dates (Contingency Removals, Earnest Money Deposit, Closing Date, etc)

  • Track the Status of the Loan (Appraisal, Loan Approval, Closing Disclosure, Loan Docs, etc)

  • Communicate with All Parties Throughout the Process to Facilitate a Seamless Transaction

  • Review the File Throughout the Transaction and Follow Up on any Missing Signatures or Disclosures

  • Distribute Inspection Reports, HOA Package, and Solar Documentation to All Parties

  • Provide Final Terms to Escrow and Review Buyer/Seller Estimated Closing Statements

  • Prepare or Request the Commission Demand and Send into Escrow Officer

  • Verify that the Final Walk-Through has been Completed (or waived)

  • Ensure that the Agent's Broker is in Receipt of the Complete File
