Review Listing Agreement and/or Contract for Completeness

Send Introduction, Contractual Dates, and Copy of Contract to Client, Cooperating Agent, and Lender

Open Escrow and Provide Client Info, Contract, and Initial Terms to the Escrow Officer

Assist Escrow Officer with Obtaining Payoff Information, HOA Documents, and/or Opening Package from Client

Order and Distribute NHD Report and Home Warranty Plan

Review the Preliminary Title Report for any Red Flags

Work with Sellers to Complete Disclosure Package & Obtain Buyer Signatures on all Documents

Coordinate Solar Transfer and Check for Compliance with Point of Sale Requirements, if Applicable

Keep Track of Contractual Actions & Dates (Contingency Removals, Earnest Money Deposit, Closing Date, etc)

Track the Status of the Loan (Appraisal, Loan Approval, Closing Disclosure, Loan Docs, etc)

Communicate with All Parties Throughout the Process to Facilitate a Seamless Transaction

Review the File Throughout the Transaction and Follow Up on any Missing Signatures or Disclosures

Distribute Inspection Reports, HOA Package, and Solar Documentation to All Parties

Provide Final Terms to Escrow and Review Buyer/Seller Estimated Closing Statements

Prepare or Request the Commission Demand and Send into Escrow Officer

Verify that the Final Walk-Through has been Completed (or waived)
